Creating Safe Havens: Security tips for building owners and property managers

Safety and security are issues of key importance for property owners and building managers. Workers, residents and visitors all expect a controlled environment protected by effective security measures, both internally and externally.
The following tips can help ensure safety at your facility:
All access
Procedures used to access your property are the most important and most noticeable of your security measures.
As such, they should be strictly monitored and controlled.
- Fences and gates circling your property help prevent crime by creating an entry barrier for potential criminals. Depending on how the grounds are laid out, there are a number of very effective gate and fence options available.
- Windows and doors should be locked at all times. A popular alternative to key control is card access systems. These cards can be programmed to authorize and monitor the individuals who access certain rooms, monitor employee time and attendance and limit
access to sensitive areas. A card can easily be removed from the system with a few keystrokes.
Lighten up
Parking lot theft is the most common property crime. Sufficient lighting in common areas is essential to maintain security after dark. Lighting should allow individuals a feeling of safety. It also helps people navigate walkways, read signs and identify potential threats from
a distance.
Vulnerable ventilation
Chemical, biological or radiological agents introduced into a building’s heating, ventilation or air conditioning system can be fatal to a building’s inhabitants. Reroute outdoor air intake vents to publicly inaccessible locations. Also, restrict public access to rooftops
in order to prevent this tragedy.

Surveillance and security monitors are most effective in the following areas: entryways; common areas; elevators; amenity areas; fire exits; loading docks; back doors; executive offices and parking areas. A team
of security officers or parking lot attendants can also help create a safe environment for everyone involved.
